In this video, Rob Swanson explains why the formula for determining the MAXIMUM price you can pay for a bank owned, REO, bank repossessed or any listed house has NOTHING to do with the LIST PRICE.

Why? Because the listing agent “might” list the house too high, might list the house too low or might list the price “just right”. It kind of reminds me of the story I used to tell my kids about the 3 bears and the porridge.

Here’s what matters: (1) what is the house worth “fixed up” (2) what will it cost you to fix it up and (3) what profit margin do you want. That’s it. Listed price doesn’t matter. Stay tuned and I’ll give you a greater detailed example of why and how all this works on an upcoming post. Cheers.

Today I want to dive a little deeper and get you thinking about the root of things that will make today a great day…

1. Start your day a few minutes early.
2. Spend time on something meaningful to you.
3. Finish at least one bit of unfinished business.
4. Have lunch with encouraging, friendly people.
5. Do something nice for someone that won’t expect it.
6. Be present. Turn off distraction and focus on where you are, what you’re doing and who you are with.
7. Stop multi-tasking. Just do one thing at a time.
8. Listen to yourself. If your talk is negative thoughts, reframe your mindset to what’s good and positive.
9. Smile, smile, smile. Even if there’s no immediate reason to smile.
10. Unplug. Enjoy the real-world, in-person.
11. Go somewhere new. See something new. Meet someone new.
12. Be funny and make yourself laugh.
13. Challenge yourself to learn a new skill.
14. Challenge yourself and change your health. Exercise for 30 minutes.
15. Be vulnerable and let someone help you.
16. Getting rid of something you don’t need and clear some clutter from your world.
17. Don’t lie to yourself and be honest about what’s real with yourself and others.
18. Be you and don’t compare yourself to anyone. Let them inspire you.
19. Spend some time alone, quietly, just thinking.  Pray.
20. Focus on solutions rather than problems.
21. Open your mind to new ideas, different ways of doing things and fresh information.
22. Take care of important, small tasks and issues immediately.
23. Stay out of the drama around you and don’t create your own.
24. Look for opportunities to say, “Please,” “Thank you,” “I’m sorry” and “I love you”. Then do it.
25. Don’t try to make everyone happy. Instead, do what you know is right.
26. Eat a healthy breakfast, lunch and dinner.
27. Enjoy the simple pleasures in nature, life and people.
28. Look for what’s good in the world.
29. Reflect on all you already have and be grateful.
30. Go to sleep a little early tonight. Get well rested and start tomorrow fresh.
